Although the staff limited English, they are very friendly and respectful. The place is very tidy and kept clean at all times. The area isn't great, but there's a metro just in front of the hotel, which makes the location very handy. I would definitely stay there again.

Very clean, modern and comfortable hotel. Nice staff.
The location is brilliant, right next to the subway and close to most attractions.
I definitely recommend this place to anybody going for a short visit, I'd come back.

Let me get the negatives out the way - you share a toilet (but not shower and sink) with a few other rooms and you can hear noise from the bar downstairs until midnight. Saying that, I'm still giving it 5 stars because the price was very good and those things didn't actually matter as the toilet was kept very clean and there was never a queue and we mostly stayed up until midnight anyway. It's about 20 paces away from the metro station so extremely convenient to get about. The staff were great, they were friendly and happy to help with anything. They didn't speak fluent English but I wouldn't expect them to. I speak some French and they were very happy and patient to speak French with me. There's the Marche Aux Puces ver near by (walkable). I would definitely stay here again as it's so convenient to get everywhere and a good price.

Very good café to eat and drink. If you use the hotel part is a bit noisy if you need a calm place to rest. And no air conditioning or ventilation

I stayed at Café Hôtel de l'Avenir on the last night of my stay in Paris, and the experience was great. Upon check-in, we were greeted in French and English, had help carrying our bags to our room, and were settled in quickly. They have a good lunch and dinner menu, a small but affordable bar, and the breakfast in the morning (6€ p/p) was perfect to get a start on the day.
