I have voted this a couple more stars than it is in the hotel world but that is because of the owners. They are amazingly knowledgeable, helpful and just great hosts.
It is not in the swankiest part of Nice but it is easy to get about. Being on Rue Calafornie means bus access is great everywhere.
Highly recommend.

Living like a Celebrity by the Sea for a fair price. Great place stay here! This is my first day and I am in love with this town.

One have to understand that this is a rather old and somewhat worn hotel with no restaurant or breakfast room. The breakfast is standard "french" with a croissant, a peace of baguette, butter, marmalade, a small orange juice and a coffee or tea. It is served in the room. This works fine for us.
The best with this hotel is the location just 30 meters behind the Promenade and if you book with balcony you have a nice view of the sea.
We found the staff very friendly and they speaks english.
On the ground floor of the building lies Brasserie le Magnan that serves "value for money" meals or you walk 1 km (12-15 minutes) east on Rue de France to Chez Loulou on 15 Rue Saint Philippe.
We will definitely stay again if in Nice.

In terms of price and location, the hotel is only a minute or two away from the beach. My room had portion seaview and was clean and tidy. Although the room was a bit dated but its good enough for the price you pay.

Perfect location and decent for the pricing

I went to the hotel's manager one evening as I accidentally broke my camera and he was very helpful and offered to fix it for me.

The location is amazing near to everything, the rooms are clean but small and not are the same posted on the TripAdvisor while booking.
People are nice and friendly

You pay for the views and location. Ok if you look for a place to lay down after full days of walking and exploring. everything except the beach is 10-20 minute walk away.
