1. Yes it is outside Paris and in a shady neighbourhood. But the metro is literally 5 meters from the hotel and I didnt not have any issues.
2. There is no kettle in the room like all IBIS hotels. But there is a small cafe right outside the hotel which serves excellent coffee and pastries which is also cheap
3. There is a Franprix supermarket within 5 min walk. Its open from 8 to 10 pm everyday and was quite handy for me to shop at night.
4. They offered me a room with no walls for the bathroom/WC. I asked for a change and they immediately changed me.
5. Wifi is free and good.
6. Room was well furnished and modern. No issues at all.
7. There is a bus depot right behind the hotel and there are good connections.

Good location; the metro station is just in front of the hotel. Rooms are ok. Breakfast could be better. Overall, a good choice for budget accomodation in Paris.
